What to Expect From a Proper Home Inspection

For many, a proper home inspection is the last obstruction before properly moving into a new home or selling. However, some inspections may feel impending and often require the assistance of a real estate professional to help sort what needs to be fixed immediately, what buyers might want to let go of and what could be up for negotiation.

It is important to note that sellers aren’t responsible or don’t have to fix every issue that turns up, no home is perfect. Lenders, however, may require some improvements or fixes to fund buyers loans. Which usually involve any building violations, code violations, safety concerns or structural elements. These are a non negotiable and must be attended to promptly if there is an issue.

 

Normal wear and tear and cosmetic issues left uncovered by a home inspector aren’t mandatory to fix.

In fact, some inspector contracts will only request evaluations of the homes critical systems like electric, heating, septic, plumbing lines and HVAC. With also taking into account the stability of the roof and foundation.
